Inspection Guide

As home inspectors, we are responsible for looking at hundreds of items from the foundation to the roof. Various conditions such as weather can enhance or impair our inspection process, and we want to make sure we do the best job possible for you. Here are a few guidelines that can help you get the most out of your home inspection:
If you’re not doing anything, be at the inspection. Having an extra pair of eyes as we go through the process can not hurt our inspecting. If you have any concerns based on your initial walkthroughs, let your inspector know so we can be prepared. Never hesitate to point out any concerns to the inspector.

  • Distractions are bad. We really do encourage you to come out the day of your home inspection. But please keep in mind, that if you or someone else diverts the inspector’s attention, it increases the chances of something being overlooked. Don’t monopolize the inspector’s home and be sure to give them a little breathing room for looking and recording their findings. But rest assured, the computer generated report will point out important things found on-site and through the follow-up that may not me mentioned during the inspection process.
     
  • We need access. In order to provide you with the most accurate and fair inspection report, we’re going to need to look at as many things possible. If you know that a particular part of a house, such as an attic or electrical panel, is blocked. Please ask your agent to make arrangements with the homeowner to get this resolved. Your inspector is not allowed to move furniture or remove wall coverings since this is a non-invasive inspection.
     
  • Anyone home?! Be sure that all utilities are turned on. Outlets, furnaces, water heaters, built-in dishwashers, plumbing, etc. need to be functioning for the inspection report. We may charge for return trips necessitate by turned-off utilities. Again, you can help get the best inspection by requesting that all utilities be turned on and pilot lights lit.
     
  • Background information. Disclosure statements or repair and replacement bills, maintenance history, etc. are all great forms of very helpful information. If you have acquired any of this information, we encourage you to share it with your inspector. It can only enhance your inspector’s accuracy and effectiveness.
